Building permits and inspections are required for new buildings, renovations and additions to existing buildings to ensure all structures within the City are safe to occupy. 

Types of Permits

There are many types of building permits based upon the construction and improvements you are seeking to do. However, there are two types of permits the City typically issues: 1) One-Stop Permits and 2) Commercial or Residential Building Permits.

To get started, review the various project guides for assistance. When ready, an application for a Building Permit can be made using the online Self-Service Portal.

One-Stop Permits

One-Stop Permits are generally routine in nature and can be issued online within one business day, such as re-roofing, water heaters, furnace, new windows, etc. An inspection can be scheduled upon completion using the online Self-Service Portal.

Commercial or Residential Building Permit

Building permit requirements and review times vary based on the scope of work and permit type. Building permit review times are based upon the permit type, as shown in the three timeframe windows below:

  • New Residential, Residential Remodels and Additions, Decks, Basement Finishes, Fences and Signs – 5 business days
  • Commercial Accessory Structures and Tenant Finish and Remodels – 10 business days
  • New Commercial, Large Commercial Additions, Residential Master Plans – 15 business days

Other Types of Permits

Fence Permits | A permit is required for all new fences and the replacement of existing fences where height, location or materials are changing (e.g., chain link to wood).

Development Permits | A Development Permit must be obtained before construction can commence on any City approved development plans.

Right-of-Way Permits (ROW)A ROW Permit is required for all construction and maintenance within the City’s ROW, placing dumpsters on residential streets, or requesting a street closure and transporting oversized/overweight loads on City streets.

Sign PermitsA permit is required for all new signs and replacement of or modifications to existing signs.

Temporary Use Permit | Permits may be required for a Temporary Use in the City of Centennial. View section 12-2-306 of the Land Development Code (LDC) for Temporary Use standards and requirements. Applications for Temporary Use Permits can be made using the online Self-Service Portal.

Wireless Communications Facilities (WCF) Permit | Permits are required before the installation of all Wireless Communication Facilities in the City of Centennial. View section 12-2-425 of the Land Development Code (LDC) for Wireless Communication Facilities standards and requirements. Applications for WCF Permits can be made using the online Self-Service Portal.

Inspection Requests

An online inspection card will be created at the time permit is issued. The online inspection card details the required inspection(s) for your permit type and will be maintained digitally in the permit details online. Physical inspection cards are no longer required on-site.

Inspection Information

  • Inspections may be requested for any date in the future. Within the request, a morning or afternoon inspection can be requested but may not be able to be accommodated.
  • Tile and shake roofing permits require a mid-roof inspection.
  • If entry into the backyard is required and no one is home, please provide written permission for a City inspector to access your property.
  • A person 18 years or older must be present for inspector to enter the inside of a home.
  • For an estimated time of arrival (a.m. or p.m. inspection), please refer to the online Self-Service Portal, under the details for the specific inspection. Generally, a.m. inspections are between 8 a.m. and 12 p.m., and p.m. inspections are between 12 p.m. and 4 p.m. 
  • Inspectors are available every morning for questions by calling the Building Division at (303) 754-3321.

We understand that homeowners may need assistance answering questions related to their project, or guidance on how to submit, track or pay for their permit using the new online Self-Service Portal. For that reason, on Thursdays from 10 a.m. to 3 p.m., Building and Planning staff will be available for over-the-counter consultation and assistance for those people needing help with their project.

*The Rapid Review Thursday program that was instituted to provide a same-day solution for those permits previously requiring two visits to the Civic Center was officially retired with the implementation of the new online Self-Service Portal. The new online Self-Service Portal provides an all-in-one solution for permitting and planning that allows all aspects of the permitting process to be completed virtually from any computer with internet access, or from a mobile device. In fact, while all permits are now submitted online, many permits can also be approved and issued within one business day (one-stop permits), providing a convenient and predictable permitting process for contractors and homeowners.
